The Challenge
Modernizing an Icon on Sheikh Zayed Road The Dusit Thani is one of Dubai's most recognizable landmarks, known for its Thai-inspired architecture and hospitality. The brief was to execute a comprehensive Soft Refurbishment of 355 Guest Rooms to lift the aesthetic to modern standards while retaining the brand's unique cultural identity. The primary challenge was operational continuity. The hotel had to remain open and fully functional throughout the process. This required a strict phased strategy to ensure that the renovation of hundreds of rooms did not disturb the guest experience in the heart of Dubai's busiest business district. Furthermore, Phase 1 had to be delivered in a tight 4-month window.
Thai Heritage, Modern Luxuries
Mouhajer International Design focused on a "lighter, brighter" evolution of the classic Dusit style.. Soft Refurbishment Strategy: To maximize impact without heavy construction noise, we focused on high-end surface upgrades. We replaced heavy textiles with lighter, contemporary fabrics, upgraded the wall treatments to brighten the spaces, and refreshed the FF&E (furniture, fixtures, and equipment) to offer better ergonomics for the modern business traveler.. Phase 1 Execution (The Sprint): For the first phase, our logistics teams worked with surgical precision. We isolated specific floors, creating a "vertical buffer" to contain noise and activity. This allowed us to strip, refurbish, and reinstall the initial batch of rooms within just 4 months, handing them back to the hotel operations team on schedule in 2025.

The Outcome
As we look toward Phase 2 in 2026, Mouhajer International Design continues to demonstrate that large-scale renovations need not be disruptive.
