The Challenge

A Grand Scale in Meydan In the exclusive enclave of District One, expectations are high, but for a "Mansion" classification (Plot A114), they are even higher. The client commissioned a massive Ground + 1 + Roof residence that needed to serve as both a grand entertaining venue and a private family sanctuary. The timeline was set for two years (Oct 2023 – Sep 2025). The challenge was to manage the sheer volume of construction, three active levels of luxury, while adhering to the strict community guidelines of Meydan. As a Turnkey Contract, Mouhajer International Design was the sole guardian of the project, responsible for ensuring that the transition from structural heavy lifting to delicate interior finishing was seamless.

Our Approach

Vertical Luxury Our design strategy focused on utilizing every inch of the G+1+Roof structure to create distinct zones of living

The Ground Floor (Grandeur): Designed for reception and hospitality. We implemented double-height ceilings in the majlis and formal living areas, using book-matched marble flooring and monumental chandeliers to create an immediate sense of arrival. The First Floor (Privacy): Dedicated to the family suites. Here, the design shifted to warmer textures, walnut wood flooring, velvet wall paneling, and bespoke joinery, creating a cozy, intimate atmosphere separate from the grandeur below. The Roof (Leisure): We activated the roof level as a premium lifestyle space. It features an outdoor lounge, a private gym, and a terrace that offers commanding views of the Crystal Lagoon and the Dubai skyline. Turnkey Precision: Executing a mansion of this size requires rigorous project management. Our team coordinated the MEP, civil, and interior works in parallel streams to ensure the September 2025 handover date was met without compromise.
