The Challenge
Exclusivity on the "Seahorse" Jumeirah Bay (often referred to as Bulgari Island) is a Meraas masterpiece, sculpted in the shape of a seahorse and accessible by a single bridge. Building in this zone requires strict adherence to the master developer's (Meraas) architectural guidelines and the high aesthetic standards of the Bulgari community. The project was a rigorous Turnkey Contract with a non-negotiable timeline: exactly 12 months. We mobilized on November 12, 2019, with the goal of handing over a fully finished luxury property by November 11, 2020. The challenge was to manage the logistics of island construction, transporting materials across the single access point, while navigating the onset of global restrictions in early 2020, all without delaying the handover by a single day.

Turnkey Velocity: By controlling both the design and the construction, we eliminated the delays often caused by waiting for external consultant approvals. Decisions were made in real-time on-site, keeping the workflow fluid. Meraas Standards: The design pays homage to the Meraas aesthetic, contemporary, clean, and open. We utilized a palette of light travertine, marine-grade stainless steel, and expansive glass to reflect the surrounding azure waters. Island Logistics: We optimized our supply chain to ensure that high-end finishes (imported marbles and joinery) arrived on the island just in time for installation, preventing storage issues on the site.
